Lakeridge Golf Course: Golf Resort or Bait-and-Switch?

Duncan Golf Management is selling the idea of a shiny new “golf resort” at Lakeridge. On paper, it sounds like something out of a lifestyle magazine—pickleball and tennis courts, a swimming pool, dining, a spa, a non-gaming hotel, and meeting spaces. But here’s the kicker: they won’t give residents any numbers.

How many guests would a 100-room hotel bring in daily? How many cars? How much noise? What kind of water demand are we talking about for pools, courts, and lush resort landscaping? What developer, anywhere, floats this kind of sweeping project without running the numbers—or at least sharing them?

And let’s not forget what they’re actually asking the City for:

  1. A Master Plan amendment from Parks, Greenways, and Open Space (PGOS) to Suburban Mixed Use (SMU).

  2. A Zoning Map amendment from PGOS to Specific Plan District (SPD).

In plain English: they want to wipe away the protections that keep Lakeridge designated as open space and replace them with a zoning category that unlocks development potential. Once those changes are in place, it’s not just a “golf resort” on the table anymore—it’s anything that fits into Suburban Mixed Use or the specifics of their custom district.

So here’s the real question: are Duncan’s intentions pure of heart, or are we watching the setup for an old-fashioned switch-a-roo? First, promise residents some glossy resort amenities, then later, when the zoning door is wide open, slide in housing or apartments instead.

Because once the Master Plan is amended, it’s game over—the property is no longer open space. And if residents think they’re guaranteed tennis courts and spas instead of condos and parking lots, they might want to take a closer look at what’s really being asked.

In development, as in golf, it’s not about the swing—it’s about where the ball actually lands.

Lakeridge is B.1 - but be aware B.2 on the agenda is just as questionable.
